Hey,
Wir suchen ab 4. Februar eine/r neue/r Mitbewohner/in für unsere 3er-WG.

Die Wohnung hat eine top Lage in der unteren Fasangasse, Ecke Gürtel – gleich gegenüber vom Schweizergarten, also ideal für Alle, die gerne Sport im Freien machen oder sich einfach gern draußen aufhalten. Außerdem gibt es eine super Anbindung an verschiedene öffentliche Verkehrsmittel, die sich in unmittelbarer Nähe der Wohnung befinden (zwischen 2 Sekunden und 10 Minuten Fußweg), wie Tram (O, 18, 71, D), S- und U-Bahn (U1), und den Hauptbahnhof.
Die Wohnung ist ein Altbau mit hohen Decken, deren Platz optimal mit Hochbetten und diversen Hochebenen genutzt wird. Die Wohnung ist, bis auf Küche und Bad, mit Parkett ausgelegt, hat eine erst zwei Jahre alte Küche mit Gasherd, Elektroofen und Geschirrspüler; auch Badewanne und ein Abstellplatz für Fahrräder im Innenhof des Hauses, sind vorhanden.

Für die/der Mitbewohner/in werden ein Zimmer frei: 16 qm groß und bereits mit einem 5 qm Massivholz-Hochbett ausgestattet.

Wir suchen eine gesellige Mitbewohner/in, die unsere 3er WG komplettiert und gerne ab und zu ein Glas Bier/Wein trinkt. :)
Ich bin Gkizem (25), aus der Türkei/Griechenland und studiere Anglistik/Biologie an der Uni Wien und die andere Mitbewohnerin ist Janina aus Linz und studiert Kulturanthropologie/Sozialarbeit. Wir würden uns auf eine offene, gesellige und ordentliche Mitbewohner/in freuen, die ein freundliches und fröhliches Miteinander zu schätzen weiß.

Die Miete inkl. Nebenkosten, Strom/Gas/Internet/Haushaltsversicherung beträgt 380€

A nice and quite room is available in our flat from the 4th of February on.

The flat is on Fasangasse, which is a lively street situated in the 3rd district. Just around the corner, we have a big park, Schweizergarten, in the parallel street Schloss Belvedere and the Botanischer Garten Wien, so for the nature lovers and sports enthusiasts it's just perfect :) Grocery shops Billa, DM, Bipa, Penny and Hofer are all in 5min walking distance.

In front of the building, we have the tram 0 and 18- and trams 71 & D, S-Bahn Rennweg & Quartier Belvedere are in 5min walking distance
Landstrasse - Wien Mitte (U-Bahn 4 and 3), Praterstern and Hauptbahnhof (U-Bahn 1) can be reached with the tram 0 in less than 10min
If you have a bike, then you'll be in the inner city in just 10min, Haupt Uni takes less than 15 min and TU/WU in 10min.

The flat has been renovated 3 years ago, so we have now a new kitchen with a dishwasher, oven, two fridges and also a new washing machine. There is an inner yard for bikes, storage room in the basement, plus a storage place build out of timber in the hallway. The flat has everything needed at the moment but of course you are more then welcome to bring some furniture or household items with you if you like ;)

A bit about your future flatmates: we like spending time at home, so having a clean and relatively quiet surrounding is important to us, but this does not mean we are against parties :) although, these days, we are struggling to find time to get together, we usually have dinner at home or go out, and also watch movies.
I am Gkizem, your main tenant, and I am studying Biology and English at the University of Vienna. Studying takes most of my time but I like travelling and hiking. Janina is the other flatmate, she is from Linz and studies Cultural Anthropology and Social Work. We are usually busy with our own lives, however we are always planing to do more together :)

About the room: It is 16 cm2 with an additional 5 cm2 loft bed build out of timber. The room is facing towards inner courtyard, hence very quite but unlucky in terms of day light- it is quite dimm during winter season but in the spring/summer also autumn, it is totally fine :)
The rent is 380 Euros, everything included. There will be a deposit in the amount of 790 Euros which you will get back in full amount. In addition, you will be asked to pay 250 Euros to the former tenant for the loft bed. When you move out, you will get this amount back as well; however there will be a 50euros reduction each year (this means if you stay for a year, you'll get 200euros back)
